The island's most iconic gated community
Sea Pines is the gold standard of Hilton Head vacation rentals. With 400+ homes and villas ranging from cozy golf-view cottages to sprawling oceanfront estates, there's something for every budget. Staying inside the gates gives you access to the Beach Club, the trolley system, and Harbour Town — all without a car.
Local tip: Book a lagoon-view villa over a golf-view for better value — the lagoon views are just as scenic and typically 20–30% less expensive.

Three miles of beach, three championship golf courses
Palmetto Dunes offers some of the best-value oceanfront and ocean-view rentals on the island. The 2,000-acre resort has a wide range of villa complexes and private homes, many with direct beach access or lagoon views. The Shelter Cove Marina is a short bike ride away, and the tennis center is world-class.
Local tip: The Villamare and Barrington complexes are the most popular for families — they're closest to the beach and have the best pool setups.

Steps from Coligny Beach — the island's most accessible neighborhood
The Forest Beach neighborhood surrounding Coligny Plaza is the most walkable area on Hilton Head. Rentals here are a mix of private beach cottages, condos, and vacation homes — most within a 5-minute walk to the beach and Coligny Plaza's restaurants and shops. Great for groups who want to be in the middle of the action.
Local tip: Look for rentals on Lagoon Road or Pope Avenue for the best combination of beach proximity and value. Avoid anything listed as 'near Coligny' — that can mean a 15-minute walk.
Vacation Rentals
Quiet, wooded, and underrated
Shipyard is one of Hilton Head's most underrated gated communities. It's quieter than Sea Pines and Palmetto Dunes, with a more residential feel. The beach here is excellent and less crowded, and the golf courses are solid. Great for families who want a peaceful base without the premium price tag of Sea Pines.
Local tip: Shipyard is ideal for repeat visitors who've done Sea Pines and want something quieter. The Villagers complex is particularly well-maintained.

Direct beach access, best value on the island
Hilton Head Beach & Tennis Resort is the best value for direct oceanfront access on the island. The 55-acre complex in the Folly Field area offers condo-style rentals from $127/night — a fraction of what you'd pay in Sea Pines for the same beach proximity. On-site dining, tennis, and the island's largest oceanfront pool.
Local tip: Book an oceanfront unit — the premium over a resort-view unit is often only $30–$50/night and the difference in experience is significant.
Vacation Rentals
Exclusive north-end community with pristine beach
Port Royal Plantation is one of Hilton Head's most exclusive gated communities, located on the quieter north end of the island. The beach here is wider and less trafficked than the south end, and the homes are some of the most impressive on the island. Limited rental inventory means you need to book early.
Local tip: Port Royal has the widest beach on the island — the tidal flats here are exceptional for shelling and early morning walks.

From Locals
Memorial Day through Labor Day is peak season on Hilton Head. The best properties inside Sea Pines and Palmetto Dunes book out 6–12 months in advance. If you're visiting June–August, start looking now.
Sea Pines, Palmetto Dunes, Shipyard, and Port Royal are gated communities. Non-guests pay a day-use fee (typically $10–$12/vehicle). Staying inside the gates eliminates this and gives you easier beach access.
Hilton Head has 60+ miles of paved bike paths. Most rentals don't include bikes — budget $20–$30/day per bike or look for rentals that include them. It's the best way to get around.
'Ocean view' and 'oceanfront' are very different. Oceanfront means direct beach access. Ocean view might mean you can see the water from a balcony but walk 10 minutes to the beach. Read listings carefully.
April–May and September–October offer the best value on the island. Rates drop 30–50% from peak, the weather is excellent (75–85°F), and the beaches are far less crowded.
A basic villa inside Sea Pines will give you a better vacation than a luxury condo far from the beach. Prioritize location — proximity to beach and activities — over square footage or amenities.
